I don?t need you to drive me around to look at houses on a rainy Saturday afternoon. I don?t really care much about the floor plan, or the size of the backyard. It doesn?t bother me that the master bedroom smells like cat pee. I?m not concerned that the house backs to a busy street. The popcorn ceilings don?t scare me either. I actually prefer you find me a house with ugly carpet and paint ? a house that no one in their right mind would ever want to go see.

Hopefully, the appliances are broken. Better yet, they?re gone.There will be no need for you to explain the bloated real estate contract to me. Or the 27 page bank addendum I?m required to sign that negates everything I signed in the original purchase offer. You can send me these contracts electronically and I?ll sign them on my smart phone in seconds.

There?s no need for you to worry about me giving up on a short sale deal because I?ve got all the time in the world. I understand there is nothing short about a short sale.

You don?t need to babysit my mortgage lender because I?m paying cash. There?s no need to worry about an appraisal. Oh, and you don?t need to hold my hand at the closing table because I?ve done this before. I know how to read a HUD-1 settlement statement.

Who am I? I?m a real estate investor. I can be the best client you?ll ever have. But before we can work together you need to learn what I want and how to find it.

According to Campbell Inside Mortgage Finance, real estate investors accounted for 1 out of 3 U.S. home buyers in December, 2011. 74% of those investors paid cash. Perhaps it?s time you invested a little time and money in yourself to figure out how to attract these investor clients.

To find them you?ll need to know:
1. The (4) exit strategies for real estate investing.
2. The (3) key questions to ask every real estate investor.
3. Deal analysis.
4. How to help your clients find more cash to do more real estate deals.
